Security deposit return deadline in Utah
A Utah landlord has 30 days after the tenancy ends to return a security deposit or send a written list of what was kept.
- Deadline
- 30 days
- What the landlord must send
- Within 30 days after move-out the landlord must send the balance and a written notice that itemizes and explains each deduction, by mail or electronically if the tenant provided a means.
- If the landlord gets it wrong
- If the landlord still does not comply within 5 business days after the tenant serves the statutory notice, the landlord owes the full deposit, prepaid rent and a $100 penalty, plus fees for bad faith.
The statute includes a form notice the tenant can serve to start the 5-business-day clock.
The law
Utah Code §§ 57-17-3, 57-17-5. Read the statute.
