The Move-Out Checklist

Ninety percent of deposit fights are won or lost in the last 48 hours of a tenancy. Check the boxes, take the photos, keep the proof.

Before your last day

Re-read your lease's move-out section — notice requirements, cleaning expectations, carpet clauses Give written notice by the required deadline (keep a copy) Find your move-IN inspection checklist and photos, if you have them Request a pre-move-out walkthrough with the landlord (required on request in some states) Patch small nail holes, replace burned-out bulbs, replace any furnace filter Schedule utility shutoffs/transfers for AFTER your official move-out date

Cleaning day

Clean appliances inside and out (oven and fridge are the two they always check) Wipe cabinets, counters, baseboards; mop/vacuum all floors Bathrooms: tub/shower grime, toilet, mirror, drains draining Remove EVERYTHING — hauling left-behind items is a classic deduction Take out all trash; sweep garage/patio/storage areas

The evidence (do not skip)

Photograph/video EVERY room after cleaning — walls, floors, ceilings, inside appliances, inside cabinets Capture close-ups of anything questionable, with something for scale Make sure photo timestamps are on (or text them to someone to date-stamp them) Photograph the empty unit on the way out — wide shots, door open, lights on Photograph utility meter readings

Hand-off

Return ALL keys, fobs, garage remotes, mailbox keys — get a written/text receipt for them Give your forwarding address IN WRITING (text or email counts — keep it). In several states the deposit clock runs from this. Ask, in the same message, when to expect your deposit Save every message with the landlord from the last month

Afterward
