Security deposit return deadline in Arizona
An Arizona landlord has 14 business days after the tenancy ends to return a security deposit or send a written list of what was kept.
- Deadline
- 14 business days
- What the landlord must send
- Within 14 days (not counting weekends and legal holidays) after the tenancy ends, possession is delivered and the tenant demands it, the landlord must give an itemized list of deductions with any refund.
- If the landlord gets it wrong
- If the landlord fails to comply, the tenant can recover the amount due plus damages equal to twice the amount wrongfully withheld.
- Deposit limit
- 1.5 months’ rent
The tenant must ask for the deposit back; the clock starts after that demand. The landlord must tell the tenant in writing that they may be present at the move-out inspection.
The law
Ariz. Rev. Stat. § 33-1321. Read the statute.
Checked against the statute in October 2026. Laws change, so confirm the current rule before you rely on it.
What to do next
If the deadline has passed, or the landlord kept money without a proper list, put your request in writing. Ask for the deposit back by a specific date, and keep a copy. The free first letter in the Deposit Demand Letters kit does this for Arizona, and the deadline calculator works out your exact date from your move-out day.
