Security deposit return deadline in Oregon
An Oregon landlord has 31 days after the tenancy ends to return a security deposit or send a written list of what was kept.
- Deadline
- 31 days
- What the landlord must send
- Within 31 days the landlord must give a written accounting that states the basis for any claim, with any refund.
- If the landlord gets it wrong
- The tenant can recover twice the amount withheld without a written accounting or withheld in bad faith.
A landlord may not raise the deposit in the first year of the tenancy, with limited exceptions.
The law
Or. Rev. Stat. § 90.300. Read the statute.
Checked against the statute in October 2026. Laws change, so confirm the current rule before you rely on it.
