Security deposit return deadline in Kentucky
Kentucky law sets no deadline for returning a security deposit. The deposit rules apply only in cities and counties that adopted the landlord-tenant act.
- Deadline
- No return deadline in the statute (applies only where a city or county adopted the landlord-tenant act)
- What the landlord must send
- At move-out the landlord must list damage and estimated repair costs; the tenant may inspect and sign the list or note what they dispute in writing.
- If the landlord gets it wrong
- A landlord who did not keep the deposit in a separate account and provide both move-in and move-out damage lists cannot keep any of it.
If the tenant owes no rent and is due a refund, the landlord must send notice of the amount; if the tenant does not respond within 60 days, the landlord may keep it.
The law
Ky. Rev. Stat. §§ 383.500, 383.580. Read the statute.
Checked against the statute in October 2026. Laws change, so confirm the current rule before you rely on it.
